From Application to Ownership

How does property registration work with a trustee office?

Property registration trustees are official service centres appointed by the Dubai Land Department. They act as government‑authorised intermediaries who help you prepare documents, verify identities, pay fees, and process the transaction digitally. Once everything is verified, the new title deed is issued instantly or within a few hours

What documents are required?

For individuals, you need your original Emirates ID, passport, Sales and Purchase Agreement (SPA), current title deed, No Objection Certificate (NOC) from the developer, and any mortgage documents. If you’re representing someone else, a Power of Attorney is also required

How much does property registration cost?

Standard government fees include 4 % of the property value (Dubai Land Department registration fee), AED 580 for issuing the title deed, and AED 250 in knowledge and innovation fees. Trustee service fees typically range from AED 2 000 to AED 4 000 depending on complexity, with additional charges such as a 0.25 % mortgage registration fee and any applicable bank service charges

How long will the process take?

If all documents are ready and both parties are present, the transaction is processed digitally and the new title deed is issued instantly or within a few hours—many clients leave the trustee office with the title deed on the same day
